It’s officially 2026, and Jim and Alayna are kicking off a new year of the Full Disclosure podcast with a brand-new mortgage industry vibe check.

 

What Will Happen Next?

Those mortgage lenders and tech companies that are still here have learned by now how to survive (congrats). There’s still interest in investing in the industry. People are buying and selling homes. Entrepreneurs are starting companies.

But what do we all do now that we’ve more or less settle into a new status quo?

Jim’s take is this: there’s only one real problem with housing right now: supply. Amid so many new ways of trying to alleviate the affordability crisis (we’re looking at you, 50-year Mortgages…), there remains a shortage of 5–6 million homes on the market. Until that changes, rate cuts, regulatory shakeups, and new products aren’t going to make a dent.
